What is home staging?

Home staging is presenting your property so it's highlights are showcased and buyers can inspect your property without distractions. Home staging involves looking at your property objectively with the help of a professional, defining its attributes, undertaking any simple maintenance and furnishing and decorating your home to make a beautiful, inviting space ready for the competitive sales market.

 

Why should I stage my property before putting it on the market?

With the rise in popularity of home renovation and property programs today's buyers have become increasingly sophisticated and expect much higher levels of presentation than ever before. Staging your home can create an atmosphere that is inviting and paints a picture of the lifestyle it can offer the buyer. 

What are the benefits of home staging?

Is home staging necessary in this market?

Home staging offers vendors an advantage in both hot and cold markets. In a hot market buyers will focus on the stand out property of the week and lose sight of the others. In a cold market, buyers don't have to settle for anything less than the best. Spending time and money fixing up a distressed home may not be considered worthwhile when a staged home looks great and is ready to move in.

How much does it cost?

The cost of home staging varies according to the size and style of the home and the amount of furniture and accesories required. Collected Home Staging offers a range of bespoke services from supplying artwork and accessories or styling a single room to a full house. Prices start at around $2000 for a fully furnished one bedroom space with one living area, dining room, kitchen and outdoor area. We can tailor our quote to meet your budget and are always happy to use exisitng furniture in conjunction with our latest accessories and artwork. I have so many costs in selling my home.

Isn't this just an additional expense I can do without?

The costs of preparing a home to market can add up and the additional cost for home staging can seem onerous. If you consider however that the first price reduction on an unsold home is usually 10% of the original price then the cost of home staging and attracting a wider number of potential buyers to maximise your sale price is well worth the investment.

Why not leave my property vacant?

People buy homes, not houses and home staging creates a warm and inviting atmosphere that encourages buyers to make an emotional connection with your home. Many buyers have difficulty envisioning how their furniture will fit and contrary to popular belief, many rooms look larger

when furnished to the right scale.

When a room is empty the focus is on what they can see - four walls, fixtures and fittings. Without furniture the focus shifts to room size and architectural detail. Aging paint, chipped tiles or an awkward room shape can become the sole focus of the buyers attention. Home staging balances the focus and guides buyers to imaging themselves living in a functional and welcoming space.

Can I use some of my own furniture?

Absolutely! We are happy to consult with you on which pieces to keep in place and which to move in order to maximise space, flow and create the best outcome for your property. Sometimes all that is required is fresh linen, artwork or accessories to update the look of your space or widen the appeal of your property to a larger market.

What is the timeframe for staging my home?

Our styling services include design, planning and full installation. Much of the work involved in styling your home takes place before the day of installation. 2 to 3 weeks is the optimum time period to get this work done however in reality is is often done in less. On the day of installation between 3 to 5 hours is generally required, depending on the size of the property.

What if the dwelling has tradesman finishing onsite the same day the furniture is scheduled for install?

Unfortunately if the premises are not completed in full and cleaned ready for installation, Collected Home Staging are unable to install if the situation is deemed unsafe or unacceptable. 

What should I do if the property isn't finished and the stock has been picked/ packed for installation?

We understand that circumstances occur throughout new builds and renovations that we must cater for. Once the stock has been allocated, picked by our staff and packed in our loading bays ready for installation, the furniture cannot be returned back into our inventory. In the event the stock cannot be installed on the date scheduled it will be sent to an external storage facility to accommodate the inventory and keep it seperate ready to dispatch once the property is completed and ready. An additional storage fee will be charged per property per week. A postponement fee will also be applied per property in order for Collected Home Staging to reallocate and reschedule staff to redeliver the stock at the next available date. ​
